Weekly Housing Benefit rates from the rent officer services: VOA for England (columns CAT A, CAT B, CAT C, CAT D, CAT E), Rent Officers Scotland via gov.scot and Rent Officers Wales via gov.wales. West Cheshire is a cross-border BRMA and appears in both the English and Welsh tables. Universal Credit LHA figures are published separately by DWP.

LHA rates are frozen for 2026/27

The rates from 1 April 2026 were determined under the Rent Officers (Housing Benefit and Universal Credit Functions) (Modification) Order 2026 (SI 2026/5) and are the same rates that came into force on 1 April 2024. Rent officers still compiled the 30th percentile of local rents from lettings up to September 2025, but those figures were excluded from the April 2026 rates. Scotland and Wales apply the same freeze.

Category Maximum weekly LHA (national cap)
Shared accommodation £331.39
1 bedroom £331.39
2 bedrooms £412.86
3 bedrooms £497.10
4 bedrooms £704.22

No BRMA's rate can exceed these caps, carried forward from April 2024; they bite in central London.

Which rate applies to you

  • Your area — the BRMA where the home you rent is, not where your council is based.
  • Your bedroom entitlement — an adult couple, two children under 16 of the same sex, or two children under 10 are expected to share a bedroom; a single adult (16 or over) gets their own. The rate stops at 4 bedrooms however large the household.
  • Single and under 35 — if you do not live with a partner or children you usually get only the shared accommodation rate, unless an exception applies (for example a care leaver under 25, or getting the PIP daily living component).
  • Your rent — the LHA rate is a ceiling: private renters get help with the LHA rate or their actual rent, whichever is lower.

LHA applies to private renters. Council and housing association tenants are assessed on their actual rent plus eligible service charges instead, with the spare-room reduction — see Housing Benefit rates.

Frequently asked questions

What are the LHA rates for 2026/27?

Local Housing Allowance rates from 1 April 2026 are set for each Broad Rental Market Area (BRMA) and for five property sizes: shared accommodation and 1, 2, 3 and 4 bedrooms. For 2026/27 every rate in England, Scotland and Wales is frozen at the April 2024 figure. Search the table above for your area.

Have LHA rates gone up in April 2026?

No. The rates from 1 April 2026 are the same rates that came into force on 1 April 2024, under the Rent Officers (Housing Benefit and Universal Credit Functions) (Modification) Order 2026 (SI 2026/5). Rent officers still measured local rents up to September 2025, but those figures were not used.

What is a BRMA?

A Broad Rental Market Area is the area a rent officer uses to set LHA rates — where a person could reasonably be expected to live, taking into account access to facilities and services. A BRMA usually covers more than one council area, and its name does not always match the council's.

How many bedrooms will LHA pay for?

It depends on who lives with you: an adult couple, two children under 16 of the same sex, or two children under 10 are expected to share. LHA stops at the 4-bedroom rate. If you are single, under 35 and do not live with a partner or children, you will usually only get the shared accommodation rate, with exceptions such as care leavers under 25 and some disability benefits.

Does LHA apply to Universal Credit as well as Housing Benefit?

Yes, Local Housing Allowance also caps the housing element of Universal Credit for private renters, but DWP publishes the Universal Credit LHA figures separately. The weekly tables on this page are the Housing Benefit rates published by the rent officer services.

What if my rent is lower than the LHA rate?

If you rent privately, your eligible rent is either the LHA rate or your actual rent, whichever is lower. LHA does not apply to council or housing association tenants, whose eligible rent is their actual rent plus eligible service charges.
