Section 13 Rent Increase Date Checker
Work out the earliest date a rent increase on Form 4A can start for an assured periodic tenancy in England, under the rules in force since the Renters' Rights Act 2025 took effect on 1 May 2026.
The first day of the first rent period (Form 4A question 4.2).
Defaults to today. Allow for delivery time if you post it.
The three timing rules
1. Notice
Serve the notice at least 2 months before the new rent starts, in every case.
2. Once a year
52 weeks after the tenancy began for the first increase, then 52 weeks after each previous increase, or 53 weeks if the date would land more than 6 days before the anniversary.
3. Start of a period
The new rent starts on the first day of a rent period: the same date each month, or the same weekday each week.
Under the Renters' Rights Act, rent increases by any other means, such as rent review clauses in a tenancy agreement, are not permitted for private tenancies, so Section 13 is the route for a landlord-led increase.
